Removing Water Damage from a Dallas Laundry Room

Beyond the pipes leading directly to fixtures like the faucets, or the beginnings of drain lines, Dallas homeowners do not often see much of their plumbing system. As was the case with the house in these Photos, what you cannot see can still threaten the household, however. With so many water pathways in a utility room going to the sink, washing machine, and drains, any compromise in plumbing connections or pipe quality could be destructive. A spray from one of the feed lines into the laundry room was the culprit in this water damage situation, ultimately leading to the destruction of exposed drywall.

Controlled Demolition of Wet Building Materials

After a plumbing breach, our SERVPRO team did not remove the washing machine or the utility sink to ensure that the customer could continue using their facilities during the restoration. Moisture-wicking accounted for how far the water damage could spread in this situation, so we utilized moisture meters to track drylines and cut off the sheetrock at the appropriate spot. As you can see in the After Photo taken during the restoration, we removed the full wall panels behind the appliance, the ceiling panels, and portions of the upper wall on the adjacent walls that were later replaced with new drywall.

Water Removal Services in Tight Quarters

While the laundry rooms of many Dallas homes have floor drains to account for the possibilities of spillages or malfunctioning appliances, the water removal services our SERVPRO team needed to provide in this case targeted the excessive moisture and pooling within the structural cavities nearest to the plumbing breach. Shutting off the supply of water to the portion of the affected pipe allows us to ensure that any surface water damage can get addressed with positive pressure systems, negative pressure systems, or portable wet vacuums.

Thorough Drying Solutions

In the After Photo, you can see the job partially done after the mitigation stages, but the drying is still ongoing. After that photograph, our SERVPRO team placed air movers and dehumidifiers in the room to promote evaporation and the regulation of relative humidity. With the surface materials removed and the plumbing repaired, framing could be directly accessed with centrifugal air movers and a strategically placed Low Grain Refrigerant (LGR) dehumidifier from our restoration inventory.

As the property dried, we introduced exposed surfaces to one of our biocide products that would destroy any developing mold colonies and make these organic materials uninhabitable to naturally occurring mold spores. With inadequate ventilation for many Dallas laundry rooms, microbial protection is critical during moist conditions.

Build-Back and Reconstruction of the Dallas Laundry Room

Finishing this project to the point where our customer cannot tell a water damage incident ever occurred meant reinstalling the removed sheetrock panels and finishing them. After the wall was painted and the baseboard trim was replaced to its original look, the customer was pleased with the result and the non-intrusive priority of our technicians while the work was underway.
